have been active in commercial real estate for over
30 years and I can honestly say that I have never
seen a market cycle like what we are experiencing
today. Whether you invested in a stable cash flowing
asset, or in a value add opportunity, the lack of
liquidity in the market has compromised your ability
to realize the returns you deserve. At Cawley Partners,
we have historically been value add buyers, placing
a greater emphasis on buying quality real estate
at or below replacement cost and relying on our ability
to reposition the asset. It is our belief that you
make your money when you buy.
In this new economy, we believe that the market has created
one of the greatest buying opportunities in the last quarter
century. And the winners will be those investors who manage
to combine both of the investment strategies noted above; finding
quality real estate assets, with safe current cash flow, and
acquiring them at or below their replacement costs. As idealistic
as that sounds, we believe the market is already starting to
produce this type of buying opportunity, and this is the strategy
we intend to employ for our investors.
At Cawley Partners, our focus is on acquiring commercial real
estate assets, located primarily in the Southwest and California.
Our geographical focus is based on years of experience representing
tenants in these markets. Tenants create value in commercial
real estate. It’s about understanding what they need
in their space to operate efficiently and about being close
enough to them to know when they are expanding and when they
are contracting. All of that drives value in commercial real
estate, and our understanding of the tenant is what differentiates
Cawley Partners from most owners.
