Cawley Partners and its investment group acquired the 5,200-acre South Creek Ranch in 2025. Located just 20 minutes south of Downtown Dallas and straddling the Dallas and Ellis County lines, South Creek Ranch sits within the Ferris ETJ, offering immediate access to major transportation routes and development infrastructure. Its scale, location, and readiness for mixed-use development make it uniquely suited for high-impact commercial investment, including data centers, advanced manufacturing, logistics, and large-scale residential neighborhoods.
Initial development plans will concentrate on 2,000 acres on the northern portion of the property, where Cawley Partners will establish a network of digital commerce parks. The site’s scale and location uniquely position it to support 1,000+ acre corporate campuses.
South Creek Ranch will also become home to thousands of families over time, plans could include as many as 5,000 homes, adding critical residential capacity to one of the region’s fastest-growing areas.
